Platform Policies
Platform Scope & Stage
Loftbits operates as an investor-facing MVP focused on listing transparency, profile verification, and portfolio visibility. Product scope is intentionally limited while execution and legal workflows are expanded in phases. No live investment transactions are currently processed through the platform.
Fee Structure
Loftbits charges a 5% platform service fee on investment transactions. This fee is calculated on the total transaction value and disclosed explicitly in all buy-flow summaries before you confirm. There are no hidden charges, subscription fees, or custody fees at this stage.
Token Pricing Model
Each property on Loftbits is divided into 10 tokens. Each token represents 10% fractional ownership. Token price is set at listing time and equals the total property valuation divided by 10. Prices are point-in-time estimates and may be updated between listing cycles. No token pricing is a guarantee of future value.
Asset Documentation & Due Diligence
Every listing includes a structured documentation set covering ownership context, property assumptions, and occupancy inputs. Core files are reviewed before publication. Additional source documents — including appraisal summaries and ownership records — can be shared during investor support review.
Distribution Policy
The planned income distribution model is monthly, proportional to tokens held. Distribution mechanics, timing, and payout routes will be confirmed and disclosed before any live transactions are processed. No distributions are currently active. All yield projections shown on listing pages are estimates based on modelled assumptions.
Listing & Delisting
Properties are listed after internal documentation review. In the event a listing is withdrawn or delisted, affected investors will be notified and a disclosure will be added to the relevant listing page. Allocation previews for delisted properties are non-binding and do not create investor obligations.
Risk Disclosure
Real estate investment carries inherent risks. Please review these disclosures carefully before making any investment decisions.
Capital Risk
The value of your investment can decrease. Property valuations are subject to market fluctuations, macroeconomic conditions, and local supply and demand. You may receive less than the amount you invest.
Liquidity & Transfer Risk
Fractional real estate is illiquid by nature. Token transfers and secondary market functionality are planned for future phases and are not currently available. You should not invest funds you may need to access in the short term.
Occupancy & Rental Income Risk
Projected rental yields assume occupancy levels based on listing-level assumptions. Actual occupancy and rental income may differ materially due to vacancy, market conditions, or management outcomes. Past performance of comparable properties is not a guarantee of future income.
Execution & Platform Risk
Loftbits is currently an early-stage MVP. Investment execution is not yet enabled through the platform. Features and flows are subject to change. The platform may be unavailable or modified with limited notice during the development phase.
Valuation Risk
Token pricing is derived from property valuations conducted at listing time. These are point-in-time estimates and do not guarantee the fair market value at any future date. No valuation is a guarantee of realizable value.
Regulatory & Legal Risk
Regulatory requirements for fractional real estate platforms in Georgia are evolving. Changes in law, tax treatment, or compliance requirements may affect the platform's operating model or the terms under which investors can participate.

Privacy & Data
We handle your personal data with care and transparency. Here is what we collect and how we use it.
Data We Collect
We collect account data provided during Google authentication (name, email, profile image), investor profile data submitted during verification (full name, country, investment experience), and technical data such as browser type, session identifiers, and IP addresses used for security. Optional analytics usage metrics are collected only if analytics cookies are enabled in Cookie Settings.
How We Use Your Data
Your data is used to provide and improve the platform, authenticate your session securely, personalise your investor dashboard and allocation previews, and communicate with you about platform updates or your account. We do not use your data for advertising.
Data Storage & Security
Data is stored using industry-standard encryption at rest and in transit. Account authentication is handled through Supabase with secure session management. We do not store payment credentials. Access to stored data is restricted to authorised platform personnel.
Third Parties
We use Supabase for authentication and database services, and Vercel for platform hosting. We do not sell, rent, or share your personal data with third-party marketing providers. Third-party services used are bound by their own data processing agreements.
Your Rights
You can request access to, correction of, or deletion of your personal data at any time by contacting us at contact@loftbits.com. We will process requests within a reasonable timeframe.
Data Retention
Account data is retained while your account is active. If you request deletion, we will remove your personal data from active systems within 30 days, except where retention is required by legal or regulatory obligations.
Cookies & Storage
Loftbits uses essential cookies for secure authentication, session continuity, and account security. These are always active. Analytics cookies are optional, disabled by default, and activate only after you opt in through Cookie Settings. Your selection is saved as a versioned browser consent record (version, essential, analytics, updatedAt) so future policy changes can request a refreshed choice when needed. We do not use marketing or advertising cookies.

Platform Access & Eligibility
Access to Loftbits requires a valid Google account and completion of your investor profile. You must be at least 18 years of age and legally permitted to access investment products in your jurisdiction. Loftbits reserves the right to decline access at its discretion during the controlled rollout phase.
MVP Scope & Non-Execution Notice
The current platform is a non-execution MVP. No investment transactions, ownership transfers, or fund movements are processed through the platform at this time. Allocation previews, return projections, and investor access requests are informational and do not constitute binding offers or investment advice.
Accuracy of Information
Loftbits makes reasonable efforts to ensure listing data, yield projections, and platform information are accurate. All figures presented are estimates based on available assumptions and may not reflect actual outcomes. Investors should conduct their own due diligence.
Intellectual Property
All platform content, design, and data is the intellectual property of Loftbits or its licensors. You may not reproduce, distribute, or commercially exploit any platform content without written permission.
Limitation of Liability
To the extent permitted by applicable law, Loftbits is not liable for indirect, incidental, or consequential damages arising from your use of the platform. The platform is provided on an "as is" basis during the MVP phase, and service continuity is not guaranteed.
Governing Law
These terms are governed by the laws of Georgia. Disputes arising from platform use will be subject to the jurisdiction of Georgian courts unless otherwise agreed in writing.
Updates to These Terms
We may update these terms as the platform evolves. Material changes will be communicated through the platform or via email. Continued use of the platform after changes take effect constitutes acceptance of the updated terms.
